We manage short-let properties in Lagos on Airbnb and Booking.com. This page explains exactly what we do and what we don't do.
Property Audit
Before we list your property, we visit it in person. We check the condition of every room, note what is working and what is not, and give you an honest written report of what needs to be sorted before guests arrive. There are no surprises after you sign.

The audit fee covers the full property regardless of the number of units inside. One fee, one visit, one report.
Listing Setup
We set up your property on Airbnb, Booking.com, and the Deseret website. We coordinate the photography, write the description, set the house rules, and price the unit based on what similar properties in your area are currently earning.

A property is the building. A unit is each individually bookable space. Two apartments in the same building — that is two units.
Booking & Guest Management
Once the listing is live, we take over completely. Every guest inquiry, every booking, every message from check-in to checkout. You do not take a single call.

How payouts work
The platform pays out directly to your registered bank account on their own schedule. We deduct our 12% management fee from your monthly report, and you settle it within 5 days of receiving it.
Guest payment is collected into Deseret's account first. We deduct our 12% management fee and release your 88% to your bank account by the 5th of the following month, alongside your full earnings report.
Every booking — regardless of platform — appears in your monthly report with a full breakdown of what came in and what was deducted.
Quarterly Property Check
Every three months we visit your property, do a full condition check, and send you a photo report. This is included in the management fee — there is no separate charge.

Guest caution fee
Every guest pays a refundable caution fee before or at check-in. We hold this during their stay. After the checkout check:
- No damage — the full amount is returned to the guest within 48 hours
- Damage found — repair cost is deducted and the remainder returned

- Cleaning between guest stays
- Security and gate staff
- Electricity bills and diesel costs
- Estate dues and charges
- Repair and maintenance costs
- Property ready for guests before listing goes live
